Can You Have a Wood Burning Stove in a UK Smoke Control Area?

If you live in a smoke control area (SCA), you may assume that a wood-burning stove wouldn’t be allowed for your property. 

However, this is actually a common misconception.

In reality, you can actually have a wood-burning stove in a smoke control area.

This is because properties in an SCA aren’t banned from having wood-burning stoves altogether. The regulations are designed to control what property owners burn and how they use their stoves, with the aim of reducing smoke emissions and improving air quality.

So, this means that, with the right appliance, the correct fuel and a professional installation, you can have a wood-burning stove while remaining fully compliant with these regulations.

What are the rules in a smoke control area?

For anyone worried that living in an SCA means that wood burners are banned, this is not the case.

These rules are actually designed to restrict what you burn and how, not whether you can own a stove at all.

SCAs were introduced to help improve air quality in these areas, by reducing the amount of smoke produced by domestic chimneys.

If your property is within an SCA, these are the two main rules you need to be aware of: 

1. You can’t emit smoke from a chimney
2. You can only burn authorised fuel (unless you’re using a DEFRA-approved “exempt” appliance). 

What happens if you don’t comply?

These regulations are a legal requirement for property owners in SCAs. 

If you don’t comply, then you could face heavy fines: 

• If your chimney smoke produces emissions, this can carry a penalty of up to £300
• If you buy unauthorised fuel for a non-exempt appliance, this can result in a fine of up to £1,000

But, thankfully, it is easy to remain compliant with SCA regulations. 

By ensuring your stove is modern, correctly-installed and correctly-operated, and that it is burning quality dry fuel, you can avoid this risk entirely.

How do you know if you live in a smoke control area?

The easiest way to check whether you live in an SCA is by:

• Visiting your local council’s website to check the SCA status
• Or, by using DEFRA’s interactive smoke control area map.

It’s also important to note that this is a live, ongoing regulation. In fact, several councils across the UK (including Oxford, Reading and Hackney, for example) have expanded their SCAs in recent years, as part of their air quality initiatives. 

So it’s becoming increasingly important that you check this status, before planning a new stove installation – even if you’re not currently affected by these regulations.

DEFRA-approved stoves have been specifically designed to burn fuel more cleanly and efficiently, helping to significantly reduce smoke emissions.
